Chatham is roughly 37 miles east of our East Falmouth yard, Route 6 to Exit 85, then Route 137 south to Route 28 into town.

More houses come apart in Chatham than in almost any comparable town on the Cape. The lots are valuable, the housing stock is old, and the economics push owners toward stripping a place to the frame or taking it down entirely and starting again. That produces our heaviest and most schedule-sensitive work: full demolition debris, foundation and chimney brick, decades of layered roofing, and interior gut material out of houses built long before anyone used drywall.

It also produces a placement problem. The Old Village and the streets running down to the Lighthouse are tight, one house deep off the road in places, with parked cars and constant summer foot traffic. Chathamport and North Chatham have long shared drives. South and West Chatham are more open but sandier. We have been figuring this out with Chatham builders and homeowners since 2011, and the answer is nearly always the same: talk to us before the crew starts, not after the first load is stacked in the yard. How we reach Chatham

The clean run is Route 6 to Exit 85, then Route 137 south to Route 28, which loops through the middle of Chatham before heading back north toward Orleans. Route 28 through the center is the bottleneck, and between the rotary at Chatham Bars Avenue and the Main Street shops it stops moving entirely on summer afternoons and on band concert nights. Old Village streets are narrow, crowned and lined with parked cars; some of them we simply will not take a loaded truck down between June and September. Morris Island Road and the Shore Road stretch have sandy shoulders and tidal flooding on big tides. Off-season none of this matters much. In season, a seven o'clock delivery is worth more than any amount of optimism.

Chatham's defining pattern is teardown and rebuild. Permits, placement and access in Chatham

Chatham has carried an eighteen-month demolition delay bylaw since 2007, one of the longest on the Cape, and it can apply to qualifying older buildings before any demolition permit issues. Can you handle a full house teardown in Chatham?

Yes, and we plan it as a sequence rather than one container. Structural demolition produces mixed loads, brick and concrete, and often a separate clean fill run, and the weight means we swap boxes rather than overfill. Massachusetts bans asphalt pavement, brick and concrete from ordinary disposal, so that material has to go out separated. Tell us the square footage and whether the foundation is coming out and we will map the pulls with your contractor.

There is no room on my Old Village lot. What are the options?

Three, in order of preference. Set the box on the driveway with plywood protection even if it means blocking a car for a few days. Stage it on a neighboring lot with written permission, which happens more than you would think. Or apply to the town for a placement in the public way, which takes lead time and is far harder to get during the summer season. Call us early and we will look at it with you.

What about protecting a crushed shell or bluestone driveway?

Standard practice for us is plywood under the wheels and under the rails at the contact points, and a slow, straight set rather than any dragging. Roll-off wheels concentrate a lot of weight on a small area, and shell and pea stone will rut. We can also set the container on the lightest-duty part of the drive if you show us where the good base is. Mention the surface when you book so we bring enough plywood.

Is summer delivery in Chatham realistic?

Realistic, yes, but only on our terms. We ask for an early morning window, usually before the Route 28 traffic builds, and we need a confirmed placement spot in advance rather than a decision made at the curb. Band concert evenings and weekend changeover days are the worst times to attempt anything downtown. Book several days out and the summer drop goes fine.
