There are two completely different services hiding under the phrase junk removal, and picking the wrong one wastes money. A roll-off container is a box on your driveway. It is yours for days, it costs less per cubic yard than anything else, and every item in it gets there because somebody carried it. Full-service junk removal is a truck and a crew. They walk into the basement, pick up the couch, and it is gone in ninety minutes. You pay more per yard and you pay nothing in labor or weekends.

Nate Souza has been running both since 2011 out of East Falmouth, and the honest answer is that most Cape jobs land clearly on one side or the other within about two questions. How much of it is there, and who is physically able to move it. This page lays out the difference plainly, covers what we can and cannot take, and explains how a load-it-for-you job actually runs so nothing about the day surprises you.

Container Rental Versus Full-Service Hauling

The difference is labor. Everything else follows from that.

A container makes sense when the volume is large, the timeline is loose, and somebody on site can do the lifting. A whole-house clearout, a garage that has not been touched in a decade, a basement plus an attic plus a shed. You work at your own pace over several days, sort as you go, and pull things back out if you change your mind. Per cubic yard it is the cheapest way to dispose of bulk, and the flat rate covers delivery, the rental period, pickup, and disposal up to the stated tonnage. Full-service makes sense when the volume is moderate, the timeline is short, or the lifting is not realistic. An elderly parent's apartment. A hot tub and a shed on a property that closes Friday. A third-floor condo with a narrow stair. A rental unit that turns over Saturday morning and has a mattress, two dressers, and a grill left behind. Also, plainly: when you simply do not want to spend a weekend hauling.

The tiebreaker most people miss is stairs and distance. Twenty items carried up a bulkhead and across sixty feet of lawn is a different job from twenty items wheeled ten feet out an attached garage. What Our Crew Will Carry Out for You

Most of what people call junk falls into a handful of buckets, and we take nearly all of it.

Furniture including sectionals, sleeper sofas, dining sets, dressers, bed frames, desks, bookcases, and patio furniture that has gone gray in the salt air.
Mattresses and box springs, which need separate handling in Massachusetts and cannot simply be buried with the rest of the load.
Appliances including refrigerators, freezers, washers, dryers, ranges, dishwashers, and window air conditioners. Sealed refrigerant units are handled separately.
Electronics such as televisions, monitors, computers, and stereo equipment, all of which are recycled rather than landfilled.
Whole-room contents: boxes, bags, books, linens, kitchenware, and the general accumulation of a garage or attic.
Outdoor items like grills with the tank removed, kayaks, bikes, lawn equipment with fluids drained, playsets, and above-ground pool frames.
Light demolition leftovers such as an old deck rail, a torn-out vanity, or a single set of kitchen cabinets.
Sheds and hot tubs, which we break down on site as a scheduled job rather than a walk-in.

If the volume runs past roughly a truckload, a 20 yard container is almost certainly the better buy. We will say so.

What We Cannot Take, and Where It Has to Go

Some things are off limits, and it is not us being difficult. Massachusetts regulates disposal tightly, and the transfer stations we use enforce it at the gate.

Household hazardous waste is the big category. Paint, stains, solvents, thinners, gasoline, motor oil, antifreeze, pool chemicals, pesticides, and fluorescent tubes all have to go to a town household hazardous waste collection day. Most Cape towns run these seasonally, and a resident sticker is generally required at the transfer station.

Propane tanks of any size, including the twenty-pounder under the grill. Exchange them at a dealer. Whole tires are banned from disposal statewide. Asbestos-containing material from an older cottage requires a licensed abatement contractor and cannot ride in any container we own.

Ammunition, flares, and marine signaling devices turn up constantly in Cape garages and basements. Those go to the local fire or police department, not in our truck.

Mattresses, textiles, metals, clean gypsum wallboard, leaves and yard waste, and asphalt, brick, and concrete are all on the state disposal ban list. That does not mean we refuse them. How a Load-It-For-You Job Actually Runs

No mystery, no upsell on the doorstep. Here is the sequence.

You call and describe what is there. Rooms, rough item counts, stairs, and whether the truck can back into the driveway. Photos texted over help enormously and take you ninety seconds. From that we give you a price range framed as typical for that volume, and we schedule a window.

The crew arrives, walks the job with you, and confirms the price before anything moves. If the pile is bigger than described, you hear it then, not at the end. You approve or you do not, and there is no charge for the walkthrough either way.

Then they load. Furniture gets carried, not dragged, and we lay runners on finished floors and stairs. Doorways and jambs get protected on tight turns, which matters in antique Capes where the stair to the second floor was built for people who were shorter than you.

When the truck is loaded we sweep the space. You get a clean floor, not a shadow of dust where the couch used to be. Items in good condition get set aside for donation where a local organization will take them. Payment happens at completion, and the price you approved at the walkthrough is the price on the invoice.

Cottages, Rentals, and the Cape Cod Cleanout Calendar

The junk removal year here has a shape you can set a watch by, and knowing it saves you money.

April and May is opening season. Owners come down to get a summer rental ready and find a winter's worth of mildew, a mattress that did not survive, and the porch furniture that finally gave up. Demand climbs steadily through May.

Late June through August is turnover chaos. Saturday-to-Saturday rentals leave a two-hour window to clear anything, and every hauler on the Cape is booked. September and October is the best time of year to do this work. The roads are clear, crews have availability, and closing-up projects run without the summer pressure. Anyone with a large cleanout who has flexibility should aim here.

November through March is the off-season, and it is when estates get settled and long-deferred basements finally get emptied. Availability is good and scheduling is easy. The only complication is weather, since a nor'easter shuts down loading for a day.

Year-round residents in Hyannis and the village centers see a different rhythm, closer to a normal suburban market.

Donation, Recycling, and Keeping Weight Out of the Landfill

A meaningful share of what people call junk is not junk. It is furniture that is fine, tools that work, and appliances with years left. Sorting it costs us time and saves you disposal weight, so it is worth doing on both sides.

Usable furniture, working small appliances, tools, and household goods get set aside for donation where a local organization is taking them. Availability varies by season and by what the receiving organization has room for, so we do not promise a specific destination for a specific item. What we can promise is that we look before we throw.

Metal gets pulled out of every load. Appliances, bed frames, grills, cast iron, and aluminum storm windows are all banned from disposal in Massachusetts and go to a scrap processor. Electronics go to a certified recycler. Mattresses and box springs go through the state mattress recycling stream, where the foam, fiber, steel, and wood are separated.

Clean cardboard and paper come out too. On a big house clearout that alone can be several hundred pounds. Since disposal is charged by weight, every pound diverted is a pound you are not paying to bury. That is the practical argument, and it happens to line up with the environmental one.

If the load is mostly brush and limbs rather than household goods, yard waste removal is a cheaper stream.

Sizing

Which container for junk removal?

Every size below runs on this service. Match the material to the weight allowance and the volume takes care of itself.

10 yard — A single garage, one bedroom of furniture, or a small basement. Also the right box for heavy mixed loads where a bigger container would blow past the tonnage.
15 yard — A two-car garage or a full basement clearout. The most common size for a Cape cottage that is being emptied one room at a time over a long weekend.
20 yard — A whole small house, or a garage plus attic plus shed. Enough volume for bulky furniture that will not compact no matter how you stack it.
30 yard — Full-property cleanouts, three-bedroom homes, and hoarding-condition jobs where the volume is genuinely enormous but the material is light.
40 yard — Light, high-volume clearouts only. Commercial furniture removals, a barn full of decades of accumulation, or a large estate handled in one drop.

Junk Removal — the Cape Cod specifics

Cape junk has a character to it. Salt-rusted patio sets, cottage furniture from the 1960s that has been repaired four times, boat gear, lobster traps, waterlogged carpet from a basement that took on water in a storm surge. Every town on the Cape runs its own transfer station or disposal area, and nearly all of them require a resident sticker, so a household that just bought a place cannot simply drive their own load in. That is a large part of why hauling exists here.

Massachusetts also puts real limits on what can be landfilled. Mattresses and textiles joined the state disposal ban list in November 2022, alongside metals, electronics, clean gypsum wallboard, and yard waste. Those materials still leave your house, they just leave on a different truck to a different processor. Junk Removal — your questions answered

Is junk removal or a dumpster cheaper for my cleanout?

A container is cheaper per cubic yard, always. Full-service is cheaper in total when the volume is moderate and the labor is the real cost. The rough dividing line is about a truckload. Below that, and especially with stairs or a long carry, having a crew do it usually wins. Above that, with someone able to load, a container wins clearly. Describe the house on the phone and we will tell you honestly which one costs you less.

Do I need to be home when the crew comes?

For the walkthrough, yes, or someone authorized to approve the price and confirm what stays. After that you are welcome to leave. For unoccupied properties, estates, and rentals we frequently work from a lockbox with written authorization and a clear list of what goes. Photos and a marked floor plan work well for that. We will call before we leave if anything is ambiguous rather than guessing on an item that might matter to somebody.

Will you take a mattress and box spring?

Yes. Massachusetts banned mattresses from disposal in November 2022, so they cannot simply be landfilled. We take them and route them into the state recycling stream, where the steel, wood, foam, and fiber are separated out. There is a handling fee per piece because the processing genuinely costs money, and we tell you that number when you book rather than adding it at the end.

Can you take just one large item?

Yes, and it is a common call. A sectional that will not fit down the stairs, a chest freezer, a hot tub, a piano. Single-item pickups are priced as a minimum charge that covers the truck and the crew getting to you, so the per-item math is never as good as a full load. If you have three or four large items rather than one, group them into a single visit and the price per item drops sharply.

How far out on the Cape do you go?

All fifteen towns in Barnstable County, from Bourne out to Provincetown. Distance affects scheduling more than price. Outer Cape jobs in Wellfleet, Truro, and Provincetown are typically slotted alongside other work out that way, so a Tuesday might be easy and a Friday in August might not. Give us a day or two of flexibility on an Outer Cape job and it almost always works out cleanly.

We run roll-off containers out of our 19 Tradesman Cir yard in East Falmouth to all fifteen Cape Cod towns and the villages inside them — from Woods Hole and the Bourne bridges through the Mid Cape and Route 6A, out past the Orleans rotary and up the Outer Cape to Provincetown. Outer Cape runs are scheduled rather than same-day, and in July and August everything books up early. If your village is not listed, call anyway. We almost certainly get there.
