Dennis is really two towns stacked on top of each other, and the container you need depends on which half you are standing in. North of Route 6, along the Old King's Highway, you get 200-year-old Capes with plaster-and-lath walls, brick chimney bases and cedar shingle that has been soaking up salt air since long before anyone called it charming. South of the highway, Dennis Port and West Dennis are block after block of 1950s and 60s summer cottages, most of them now being gutted a room at a time by owners who finally moved in year-round. How we reach Dennis

Two ways in, and they behave nothing alike. Route 6 to Exit 78 puts us on Route 134, which runs the full width of town from Route 28 up to Route 6A, and that is our default for anything in South Dennis or Dennis Port. For the north side we come off at Exit 75 for Union Street or stay on 6A. Understand that 6A is a narrow, tree-lined, stone-walled road with shallow shoulders and low limbs, and it is not where a loaded roll-off wants to be turning around in August. Route 28 through Dennis Port clogs from late June to Labor Day, worst near the Bass River bridge. Off-season we are flexible. In summer we ask for a morning window and we mean it.

What comes out of Dennis properties

The 6A corridor is antique country: 18th and 19th century Capes and full Colonials with plaster over wood lath, horsehair mixed into the plaster, brick chimney stacks and heavy dimensional framing. Plaster-and-lath runs two to three times the weight of drywall per square foot, so a gut on a Dennis Village antique loads out heavier than owners plan for, and we will often put a 15 yard can on site with a swap rather than one oversized box you cannot fill without going over tonnage. Dennis Port and West Dennis are the opposite problem. Those are slab or crawlspace cottages from the 1950s and 60s with thin paneling, dropped ceilings, layer-on-layer asphalt roofing and aluminum windows. Permits, placement and access in Dennis

Everything north of Route 6 in Dennis sits inside the Old King's Highway Regional Historic District, which reviews exterior work and issues certificates, including a certificate for demolition, before a project starts. Can you get a dumpster down a Route 6A driveway in Dennis Village?

Usually, but tell us what we are working with. A lot of 6A driveways are crushed shell or pea stone, pinched between stone walls, with mature trees hanging low over the entrance. We need about 60 feet of straight backing room and around 23 feet of overhead clearance to raise the box. Send a photo or describe the approach when you call, and we will tell you honestly whether the 15 works better than the 20.

How much does a Dennis Port cottage gut usually take?

For a one-story two-bedroom cottage taken back to studs, most people land on a 20 yard, sometimes a 30 if the roof comes off in the same push. Cottage debris is bulky and light, so you run out of space long before you run out of weight. If you are also clearing out furniture and a shed, plan on a swap. We will walk the numbers with you before we commit to a size.

Do I need to worry about my septic system?
