Orleans is about 38 miles northeast of our East Falmouth yard, straight out Route 6 to Exit 89, or up to the rotary at the Eastham line.
Orleans is the hinge. Route 6 stops behaving like a highway here, Route 6A and Route 28 come together in the town center, and every truck heading for Eastham, Wellfleet, Truro or Provincetown passes through. That gives Orleans a commercial density the rest of the Lower Cape does not have: the shopping plazas, the supermarket, the hardware and building supply yards, the medical offices, the restaurants that turn over tenants. So our Orleans work splits fairly evenly between residential jobs and commercial ones, and the commercial side comes with its own timing rules.
On the residential side you have two very different sets of ground. East Orleans and the Nauset Heights side are close to the Atlantic and the Seashore boundary, breezy, sandy and increasingly redeveloped. South Orleans sits along Pleasant Bay with older waterfront property and long private drives. The town center and the Rock Harbor side are more compact. We have been running this route since 2011, and the honest version is that Orleans is about 38 miles out, so we work it into a planned Outer Cape run rather than pretending we are around the corner.

Knowing a town properly is the difference between a container that fits and a truck that has to turn around.

How we reach Orleans
Two rotaries define Orleans, and both matter to us. The first is where Route 6 meets Route 28 at the south end of town. The second is the big one at the Eastham line, where Route 6, Route 6A and Rock Harbor Road all come together and the highway effectively ends. MassDOT has been studying a redesign of that rotary and put four alternatives out for public comment in 2026, so expect construction disruption at some point. In July and August the queue for that rotary backs down Route 6 for miles on Friday and Saturday changeover days. We plan Orleans deliveries early in the day and northbound, before the beach traffic and the Nauset Beach Road crawl set in.

Permits, placement and access in Orleans
Orleans has had a twelve-month demolition delay bylaw since 2005, so a qualifying older structure can face a review period before a demolition permit issues. Can you work around a retail tenant turnover in Orleans?
That is a good chunk of what we do here. How bad is the Orleans rotary for a delivery truck?
Off-season it is a non-event. On a summer Saturday it can add half an hour or more, because Route 6 backs up on the approach and the whole Outer Cape is trying to get through the same circle. Do Seashore rules affect my Orleans property?
Only a portion of Orleans falls within the Cape Cod National Seashore boundary, mostly on the Atlantic side toward Nauset. If your access runs off a Seashore road or a beach access lane, that surface is federal, not town road, and a loaded roll-off truck should not be on it without checking. What is the best container size for an Orleans estate cleanout?
Most whole-house cleanouts land on a 20 or a 30 yard. Furniture, boxes, appliances and decades of attic and basement contents are bulky but not especially heavy, so volume is the constraint.
